Across much of metro Atlanta, stubbornly high interest rates are still triggering stagnant home prices and swelling inventory, but there are exceptions.
Case in point: Southwest of downtown Marietta, a new community by Toll Brothers—a national homebuilder with projects dotted across the metro—has closed on its final home at a site that was formerly woods in the 2000 block of Macland Road.
Freestone Station started delivering single-family homes with six different floorplans in early 2024, promising a “serene enclave” of luxury-grade dwellings and an “amenity-rich resort lifestyle.”
The 1961 Freestone Way location is set on a four-lane highway, south of the Avenue West Cobb and Kennesaw Mountain.
According to listing services, Freestone Station offered 100 houses total. Prices initially started in the high $600,000s.
The final new Freestone Station house to sell was a five-bedroom, five-bathroom option called the Oakshire Farmhouse, priced at (gulp) $949,000.
All told, floorplans ranged between 3,249 to about 3,600 square feet, with either two or three-car garages. Onsite amenities at Freestone Station include a playground, a communal pool described as state-of-the-art, cabanas, and fire pits.

A silver lining for frustrated, prospective homebuyers: The new subdivision was priced significantly above the median home sale price in Cobb County right now ($422,000, per Redfin), based on the three months ending in September.
Home prices have ticked up by .5 percent over last year, but in September the number of overall sales dipped by nearly 10 percent, per Redfin's data.
