Remember when Alpharetta was just a far-flung, semi-rural country town full of antique shops and relatively affordable real estate? We don’t either.

But apparently, before the advent of Ga. Highway 400 and the mushroom-cloud boom of north OTP’s sprawling growth, that was the case.

For definitive proof Alpharetta is not your grandpappy’s crickets-and-birdsong bumpkin hinterlands any longer—for better or worse—look no further than the new Ronara Villas project.

Billed as a “remarkable arrival in downtown Alpharetta,” the 11-unit pocket neighborhood of luxury standalone homes continues a densification trend around the increasingly walkable blocks near Alpharetta City Center and the Alpha Loop multi-use trail.

Ronara is replacing two houses along a remade section of North Main Street, claiming 1.6 acres. Vertical construction began in early 2025 a few blocks north of downtown Alpharetta’s main hub of shopping and dining.

Beyond walkability, the Kittle Homes project’s goal is to provide detached homes that feature low-maintenance side courtyards instead of sprawling, suburban yards. But convenience won’t come cheap.

The three Ronara options currently on the market start at $2.5 million. That buys four bedrooms, four and ½ bathrooms, and 3,227 square feet at Residence 10.

The priciest current listing—Residence 3, asking $2.85 million—features four bedrooms, four bathrooms, and two half-baths in just shy of 4,000 square feet.

HOA fees run between $355 and $374 monthly.

As pricey as that may seem, those listings don’t even crack the top 25 of most expensive Alpharetta homes on the market right now. The priciest is a newly built, 10,000-square-foot manse that’s aiming to fetch $8.5 million a few minutes west of downtown.

At Ronara, perks include optional plunge pools, two primary suites, elevators described as “state-of-the-art,” rooftop terraces, and Wolf and Sub-Zero Appliances, per listing agents with Compass Development Marketing Group.

Just beyond Ronara's front stoops, Georgia Department of Transportation’s $50-million reconstruction of North Main Street/Ga. Highway 9 is widening the corridor to four lanes for 3.6 miles between Upper Hembree Road and Windward Parkway. The project is also installing bike lanes, 10-foot sidewalks, on-street parking in places, ADA-friendly sidewalks, pedestrian lighting, and other features, city officials have said.

Elsewhere in north OTP Atlanta, Kittle Homes has also begun construction on a 63-unit “village” of residences near downtown Lawrenceville.
