Across the water from downtown Savannah, an island community is starting to take shape with new homes, landscaped streets, gathering spaces, and actual people two years after it was announced where plans for another residential project had gone bust.

Alpharetta-based Trilogy Investment Company—a firm behind several recent Build-to-Rent projects in metro Atlanta—has started welcoming new residents and completed three model homes at the 36-acre The Isling at Savannah Harbor project, marking what officials call a significant milestone.

Trilogy partnered with Atlanta-based real estate investment firm Kingdom Estates on the project, which broke ground in March last year with promises of urban walkability in a golf course-adjacent island setting, minutes from downtown Savannah’s famed shops and eateries.

Project officials report this week seven homes have sold or are under contract. Those include the community’s first custom riverfront homesite with a deep-water private dock, where designs are underway for an estate residence.

The newly finished models offer three distinctive, porch-heavy options—the Rowhouse, Duet, and Wymberly floorplans—that are rooted in architectural traditions of Savannah and coastal communities, according to developers.

The least expensive options, the Rowhouse, are meant to echo architecture in Savannah’s Historic District. They start at $799,000 for three-level homes with three bedrooms and two and ½ bathrooms in just over 2,000 square feet, as listed with brokers Engel & Völkers Savannah.

Current prices top out at $4.5 million for a waterfront estate option with four bedrooms and four and ½ bathrooms in 4,250 square feet, with 70 feet of frontage on the Back River.

The Isling’s property is set across the Savannah River from the city’s River Street, near the Talmadge Memorial Bridge. It’s a five-minute drive—or short ferry ride—from Savannah’s downtown Historic District, according to project leaders. The initial phase will see 90 homes total—a mix of townhomes, duplexes, and single-family dwellings.

The Isling project was formerly known as The Reserve at Savannah Harbor. The current developers partnered to acquire The Isling’s initial parcel for $17 million in 2024—and then added a second, 7-acre development section costing $9.8 million last year, following a surge of buyer interest, officials said at the time.

When completed, The Isling will see 198 residences in what officials call a mix of Coastal and Lowcountry architectural styles and floorplans meant to complement the island’s scenery. Amenities will include bocce and pickleball courts, a resort-style pool, bountiful gardens, and a large clubhouse for events and gatherings.

Trilogy reps have told Urbanize Atlanta the construction timeline calls for completing the full project in less than three years from now.

A “Discovery Visit” package is now being offer through the project’s website for prospective buyers. Find more context and imagery in the gallery above.
