A residential proposal is making another stab at coming to fruition on an empty corner lot just south of downtown.
Marketed as a “rare intown Atlanta development opportunity” in Mechanicsville with infill plans in place, the .71-acre lot at 717 Pryor St. SW could see 13 townhomes sprout across five buildings, according to new listings.
The land’s revised asking price of $1.49 million—up about $140,000 over early last year—includes architectural, structural, and civil engineering plans, along with documentation pertaining to permitting, rezoning, and land-use approvals, according to Keller Williams Realty North Atlanta.
The site is roughly four blocks due west of Summerhill’s Georgia Avenue commercial strip and a block south of retail along Ralph David Abernathy Boulevard. Georgia State University’s Center Parc Stadium is also nearby, just over the downtown Connector.
Current plans call for four-level townhomes spread across the Mechanicsville corner, each with a rooftop deck and average heated square footages of 2,064.

A previous listing agent told Urbanize Atlanta in March 2025 that prices, at the time, were expected to clock in at $550,000 for the four-bedroom, four-and-1/2-bathroom townhome offerings, though that’s likely changed in the face of inflation and other price hikes impacting the construction industry.
“This is an opportunity to acquire more than vacant land,” according to listings, “it is a substantially prepared 13-unit development package in a central Atlanta location,” though buyers would be responsible for verifying all approvals and other aspects of development are current.
The project would be located immediately south of another newer Mechanicsville townhome venture, the 11-unit Vertical Row.
Other recent, for-sale residential projects in the neighborhood include the MetroVille duplexes, the Point 5 project, and a proposal called Signature at Pryor that would rise just north of the 717 Pryor St. site.
