In Buckhead Village, an Atlanta Police Department precinct and several businesses could be making way soon for mixed-use development. 

For its second project in metro Atlanta, Middleburg Communities is planning to raze two buildings and erect an infill project with more than 300 apartments at 3110 Maple Drive, between East Paces Ferry Road and Peachtree Road.  

The six-story venture is set to include about 7,100 square feet of retail space at street level, alongside its 315 residential units, according to Middleburg officials and design partners. 

Development plans are scheduled to come before Buckhead’s SPI-9 Development Review Committee at its monthly meeting Wednesday for an initial read.

One of the buildings in question—a low-rise structure at 3120 Maple Drive—is home to Atlanta Police Department Zone 2’s precinct. 

Zone 2 covers neighborhoods from West Midtown to Lenox Park, Piedmont Heights, and Buckhead.

Other businesses operating on site today, including at a larger office structure next door to the precinct, include ophthalmologists Georgia Eye Associate, wellness center Margaret Schwenke-Authentic Nourishment, and Chestney & Sullivan Law Firm. 

Middleburg is a Virginia-based real estate firm focused on building rental housing in the highest-growth U.S. markets, with 52 projects currently under development totaling 18,000 units. Those include the company’s first metro Atlanta project, a 252-unit Class A apartment venture called Mosby Fairburn, which closed on its acreage in June about 10 minutes from Trilith and Trilith Studios in the south metro.

According to plans submitted to the Buckhead DRC, the new mixed-use building would include a parking deck accessed from both Maple Drive and a driveway connecting to Shadowlawn Avenue to the west. 

The parking deck would include 25 spaces shared with businesses on Shadowlawn Avenue, which are also owned by the property owner who owns the police precinct and neighboring building today. 

Additional partners in the project include Kimley-Horn engineers, Dynamik Design, and B+C Studios.
