A pioneering, highly recognizable Atlanta modern home that’s struggled to find footing for its next phase of life is again up for grabs in Old Fourth Ward.
Hilco Real Estate, an arm of financial services company Hilco Global, is accepting offers for 442 Cain St. NE, which is being marketed as a five-story palette ripe for a range of adaptive-reuse, redevelopment opportunities.
Perched over John Lewis Freedom Parkway with skyline views for miles, the aluminum-clad O4W landmark was one of the first examples of standout, modern residential architecture on the eastside when it finished construction nearly 30 years ago.
Today, years after its last use as a private home, the contemporary fortress sits in “a grey shell condition with mechanical and electrical components partially completed,” with more than 7,000 square feet of industrial-contemporary space, towering ceilings, and multiple terraces, according to Hilco reps.

The current partial buildout—zoned C-2, or “Community Commercial” for moderate-scale retail uses—was aiming to create a high-end restaurant space, but it could serve as the foundation for “a wide range of repositioning opportunities,” per sellers.
No base asking price is specified in marketing materials.
The property last sold in April for $2 million to an LLC called Lincoln Capital Management, according to Fulton County property records. (That’s $1.57 million less than it had traded for five years prior, records indicate.)
The Cain Street property began life as a much smaller brick building that housed a bakery, which sold in the mid-1990s for just $77,000. It underwent a dramatic transformation and expansion, as designed by Atlanta-based The K.I.A. Group, back in 1998. That design included four bedrooms, four and 1/2 bathrooms, 10 parking spaces, towering windows, and bananas skyline sunset views.
Possible new uses, according to Hilco, could include restaurant space, creative offices, event uses, or other hospitality concepts.
Perks of the property, per sellers, include PATH Foundation’s Freedom Park Trail next door and 360-degree city views from a rooftop deck (permanently protected by the surrounding park), along with proximity to Martin Luther King Jr. National Historical Park and nearby investments, such as the under-construction Bowery project and proposed redevelopment of Atlanta Medical Center.
442 Cain St. is “truly a blank canvas in one of Atlanta’s most dynamic neighborhoods,” said Hilco Global partner Jiovanny Restrepo in a listing announcement.
“With its distinctive architecture, skyline views, and flexible layout," Restrepo continued, "the property has the potential to become a new destination for the area, whether as a standout restaurant, event venue, creative workplace, or something entirely new.”
