Significant upgrades are in store for a pair of office towers at a high-profile corner where intown Atlanta meets the northwestern suburbs, according to leasing officials. 

New York City-based Newmark recently announced it’s been appointed as leasing agent for 2727 Paces Ferry (formerly known as Paces West), a Class A office property with two 18-story towers in Vinings. 

Totaling 640,000 square feet, the 2727 Paces Ferry Road SE offices are situated northwest of Midtown, just inside the Interstate 285 loop, at the corner of Cumberland Parkway and Paces Ferry Road. 

According to Newmark officials, the twin towers are set for an “eight-figure capital investment” that will result in a major, hospitality-centric repositioning and “work-live-play destination” for Vinings, as assigned by property owner Insignia LLC.

Specifically, plans call for an expanded slate of amenities at 2727 Paces Ferry with a coffee bar and café, a restaurant space, a tenant lounge and library, new conference facilities, coworking areas, and indoor-outdoor gathering areas.

Selling points for the 1980s-built property today include expansive views across Atlanta, proximity to I-285, The Battery Atlanta, and the Cobb Energy Performing Arts Centre, flexible floor plates, and a fitness center, greenspace, a café, and conference and training facilities, according to officials. 

The 2727 Paces Ferry property “presents a compelling opportunity to deliver a truly differentiated office experience in one of metro Atlanta’s most desirable locations,” said Newmark senior managing director Brad Kirschner in the announcement. “This transformation will further distinguish the property and create a destination that meets the evolving expectations of forward-thinking companies and their employees.”

Eti S. Lazarian, Insignia’s CEO, added the broader goal is to reposition both towers “around a hospitality-inspired workplace experience focused on thoughtful design, service, wellbeing, and connection.”

Elsewhere in metro Atlanta, Insignia has proposed a mixed-use venture with nearly 1,200 homes in Sandy Springs, a residential tower near Centennial Yards (currently paused), and the transformation of a sprawling former Doraville Kmart property into Lotus Grove.

The Vinings office towers were once home to Home Depot’s corporate headquarters. 

According to the Atlanta Business Chronicle, Insignia scooped up the office property in October for $21.75 million—a fraction of what previous owners CP Group and Farallon Capital Management had acquired it for (more than $119 million) back in 2019.
