Another village-style, infill housing development on the Westside is targeting groundbreaking in a matter of weeks, with no market-rate housing in the mix, officials tell Urbanize Atlanta. 

Now officially named “The 404 @ Oliver Street,” the 54-unit project is being developed by community nonprofit Westside Future Fund on a cleared site immediate north of Kathryn Johnston Memorial Park, an English Avenue greenspace opened in 2019. 

Another Westside amenity—Rodney Cook Sr. Park in Vine City—is situated about five blocks to the east, toward downtown.  

The 404 Oliver St. venture (former working title: “Proctor Village”) will offer a range of one to three-bedroom housing options in both standalone homes and smaller-scale, multifamily buildings. 

According to a Westside Future Fund representative, The 404 @ Oliver Street project is on pace to break ground in mid-to-late October, with construction scheduled to take roughly 18 months after that.

Here’s the breakdown of what’s planned: 

30 one-bedroom, one-bathroom apartments (ranging from 435 to 560 square feet); 12 two-bedroom, one-bathroom rentals (752 to 891 square feet); and another 12 three-bedroom, two-bathroom options (986 to 1,036 square feet). 

According to Invest Atlanta, all 54 units at the Oliver Street project will be designated affordable at rates reserved for tenants earning between 30 and 80 percent of the Area Median Income. Specific housing costs haven’t been specified yet.  

The Invest Atlanta Board recently approved a $2.5-million Westside Tax Allocation Ascension Fund Grant to help make the project viable, according to agency officials. 

According to Eric Kronberg, founder of project designer Kronberg Urbanists + Architects, plans also call for six for-sale homes that will face south, overlooking the park.

All told, according to Kronberg, The 404 @ Oliver Street footprint will consume about two-thirds of the block in question.

The project will mark the latest collaboration on the Westside between WFF and Kronberg designers. 

A few blocks away, two other income-restricted developments—646 Echo St. and 839 Boone Boulevard—opened in English Avenue early this year. 

Another collaboration in Vine City—an 18-unit infill project across the street from John F. Kennedy Park and the Hollis Innovation Academy—broke ground last month.
