One of Atlanta’s most seasoned urban developers has started delivering its first foray into suburban residential development, targeting a market project leaders call one of the south metro’s fastest-growing. 

Portman officials announced today that 332-unit Meadow Glen Village has opened, with leasing underway for one and two-bedroom rentals, continuing the company’s push into Atlanta’s OTP regions.  

The multifaceted project has taken shape in the south Fulton County city of Fairburn, roughly a dozen miles south of Atlanta’s airport or 20 miles from downtown. Its residential portion includes nine multifamily buildings with surface parking.  

The project is located at Senoia Road and Meadow Glen Parkway, just south of Interstate 85. Portman closed on the property last summer and broke ground just over a year ago.

A village-style component includes two low-rise retail buildings, each with roughly 6,000 square feet, meant to house service retailers and multiple food-and-beverage concepts. That portion flanks a town green for hosting community events and public leisure. 

Tenant announcements for the retail portion will come soon, per Portman officials. 

Those retail options are expected to bring “shopping, dining, and everyday conveniences just steps from home” for residents and the broader community, per officials. 

Floorplans listed to date at Meadow Glen Village range from one-bedrooms with 704 square feet to two-bedroom options in 1,150 square feet. Rent prices aren’t listed on the project’s website, and a Portman rep didn’t provide them when asked for more details today.

Beyond greenspaces and retail, Meadow Glen Village’s amenities include a dog park, grilling areas, and a pool described as resort-style.

According to Portman officials, Fairburn was picked as another pivot from urban development and OTP investment for its proximity to Atlanta and population growth over the past decade, translating to demand for new, amenitized rentals. 

On the flipside of the metro, Portman is also planning to transform a dated office park near Avalon into a mixed-use hub. 

“Fairburn is one of the fastest-growing markets in south metro Atlanta, and we saw an opportunity to build a community that gives residents thoughtfully designed homes and real spaces to gather and connect,” Phil Carson, Portman’s vice president of residential development, said in a project announcement today.

Portman’s recent, high-profile intown projects include Midtown’s Spring Quarter, Junction Krog Street, and the planned remake of Amsterdam Walk. 

On its residential side, Portman has developed more than 20,000 units to date, with projects that include Midtown high-rise Sora at Spring Quarter. Beyond metro Atlanta, Portman projects with residential facets include Linea in Charlotte’s South End district, Vera at Savona Mill in West End Charlotte, and Starling in Nashville’s Germantown.
