Those FIFA World Cup visitors dazzled by Atlanta’s largest sports stadium could be equally surprised to learn what land prices are, in some cases, just down the street.
Two empty lots have come to market in recent days (598 and 602 Rhodes St.) offering new-construction possibilities in the shadow of Mercedes-Benz Stadium—almost literally—on the city’s Westside.
Each of the Vine City properties spans about one-tenth of an acre on a sloping street of tidy two-story houses.

The location is a little more than a block from The Benz, just west of MARTA’s Vine City station, and just north of a planned mixed-use hub near Atlanta University Center properties that could include a hotel, hundreds of residences, and neighborhood retail. (Less of a selling point is the still-empty but historic Herndon Stadium around the corner.)
The asking price is $155,000 each for the neighboring lots, as listed with Coldwell Banker Realty.
Approved construction plans, topographic surveys, and plat maps would come with sales, per listings. Possibilities on the level lot include a build-to-own “dream home” on each site or short-term rentals, in a part of Atlanta where new-construction homes are fetching “well over $550,000,” per Coldwell Banker.

Beyond the downtown coliseum and transit hub, additional walkable perks of the location include Rodney Cook Sr. Park, AUC schools, State Farm Arena, Centennial Park, and the Westside Beltline Connector trail, per listings.
The location carries a strong Walk Score of 77, qualifying as “very walkable,” while the Transit Score (69) and Bike Score (53) aren’t bad by Atlanta standards.
