A Reynoldstown corner formerly home to a single house has become something you’ll find nowhere else in Atlanta, according to marketers: a duplex with a built-in accessory home behind each unit.
“More units on one parcel is smart and flexible and urban… and cool,” the architect and builder, Abode principal Christopher Leerssen, wrote in an email to Urbanize Atlanta.
Situated a half-dozen blocks east of the Atlanta Beltline, the duplex properties at 1112 and 1114 Kirkwood Ave. each include a private garage (or carport) with an Accessory Dwelling Unit, or ADU, above that.
Ariella Faitelson, the listing agent for both properties with Vesta Consulting Group at Keller Williams Intown Atlanta, said the “first of its kind” project is aiming to address the city’s lack of missing-middle housing, which as rentals, ADUs can help achieve. (The ADUs don’t have to be rented out, of course, should a buyer fancy both spaces for personal use.) Each ADU in this case is a one-bedroom, one-bathroom unit with 375 square feet.
“The project is contemporary in a neighborhood defined by historic bungalows,” Faitelson said. “It packages new construction, rental income, and flexible living into a form Atlanta hasn't seen offered for sale before.”

Like most properties in Beltline neighborhoods these days, that flexibility won’t exactly come cheap.
The least expense duplex/ADU option at 1114 Kirkwood Ave. is on the market for $1.17 million (it came to market in early May asking $25,000 more.)
The main home counts three bedrooms and two and ½ bathrooms in 1,950 square feet, with a dedicated home office space, 10-foot ceilings throughout, and imported Italian marble in the primary bathroom, and custom oak cabinetry by local craftsman Woodology, among other perks.
The other unit, 1112 Kirkwood Ave. SE, listed in late May at $1.2 million and remains there, with the same interior square footage and room count and similar perks.
The project’s above-code construction included Icynene spray-foam insulation, Pella Lifestyle windows, and an eight-inch, dense-pack cellulose firewall between both duplex sides, according to marketing materials.
Each ADU is a “purpose-built, architect-designed system” and “not a retrofitted backyard unit [or] a developer product,” said Faitelson.
