Boutique condo living with walkability to a growing number of shops and restaurants appears to be a winning combination in one of Atlanta’s nearest suburbs. 

Before construction has fully finished (it’s close now), an infill venture in downtown Sandy Springs called “VIO” has sold the majority of its condos, despite prices that start well north of a million bucks, according to its Compass listing team. 

VIO is delivering 17 for-sale units, situated at 318 Sandy Springs Circle, or a block north of Sandy Springs’ city center, City Springs. 

All but five of the condos have sold to date, according to Compass reps this week.

The project by Roni Avraham—a real estate developer focused on boutique, luxury projects in Florida and Georgia—is replacing a former home turned commercial property, most recently the Just 4 Fun family entertainment concept. 

VIO is marketed as “a new standard of elegant living,” a “vanguard for modern living,” and unique opportunity in the area to claim “opulent interiors, expansive terraces, and an extraordinary blend of private and community rooftop amenities overlooking the celebrated tree canopies of Sandy Springs.”

In-home features include 10 to 12-foot ceilings, wide-plank flooring, and large terraces, while the building counts a gym, dog walk, concierge, extra storage, and a rooftop with a heated plunge pool, kitchen, and fire pit. 

Remaining options start at $1.18 million, which buys a two-bedroom, two-bathroom condo in 1,469 square feet. (Another consideration: $840 monthly HOA fees.). 

The last penthouse, meanwhile, offers three bedrooms and four bathrooms in just shy of 2,500 square feet for an asking price of $2.24 million, or more than $900 per square foot. The monthly HOA requirement up there: $1,380.

Beyond City Springs, VIO will also be walkable to the 8-acre, mixed-use Hillcrest project, now under construction just southwest of the city center. 

That development from Dallas-based High Street Residential and Atlanta developer Third & Urban is scheduled to be fully delivered by the end of 2027.
