A year and ½ after Mayor Andre Dickens’ office and Atlanta Urban Development Corporation formally asked for large-scale development ideas, city officials say a “landmark partnership” has been finalized to bring more housing and commerce alongside a scenic Westside greenway.
AUD leaders and the mayor’s office announced today they’ve reached an agreement for redevelopment of the vacant Gun Club Park site with LDG Consulting, Atlanta Land Trust, EQ Housing Advisors, and longtime Westside homebuilder Brock Built Homes.
With its connections to the Proctor Creek Greenway, the 44-acre Gun Club Park site is primed for what’s been called a “Trail-Oriented Development.” Phased plans call for a mix of for-sale homes, rentals capped at affordable rates, retail space, trails, and a public park.
Located at 2140 Alvin Drive, Gun Club Park is situated just northwest of the city’s largest greenspace, Shirley Clarke Franklin Park, where neighborhoods Grove Park, Almond Park, and West Highlands meet.

According to a city announcement today, groundwork is expected to start for the project’s initial phase in early 2027. It will include housing and infrastructure such as greenspace and trail connectivity, per a Request for Proposals issued in early 2025.
The initial phase of Gun Club Park redevelopment could see 100 to 150 new units of medium-density housing and small-scale retail, according to the RFP. The full site, for context, is roughly twice the size of downtown’s Centennial Olympic Park.
Dickens called the partnership “groundbreaking” for “inclusive growth and community-centered development” in a project announcement today.
“By bringing together best-in-class developers committed to affordability and quality,” added the mayor, “we are advancing toward our goal of creating and preserving affordable housing, while creating a blueprint for how public-private collaboration can transform neighborhoods.”

Gun Club Park was established as a gun range in 1928, converted to a recreational facility in 1957 and a public park in 1964. It’s been “severely under-activated” since the 1990s and subject to “regular dumping and a fracture in the connectivity of… Westside neighborhoods,” per the RFP.
The city-owned acreage was abandoned as a public park in 2003.
Today, Boyd Elementary School is a five-minute walk away, and the shopping and eateries of West Midtown a 10-minute drive. Both Georgia Tech and Atlantic Station, per the RFQ, are a 15-minute drive from the site.
