A Piedmont Road site where a cove of modern-style Buckhead townhomes once appeared imminent is instead heading back to square one. Again. 

The highly visible, .92-acre property in question is situated at 2878 Piedmont Road in Garden Hills. That’s between Lindbergh/Uptown and Buckhead’s central business district, just east of Frankie Allen Park.

The property came to market last week, asking $5.5 million for “a strong density play” in “one of Buckhead’s most desirable neighborhoods” and “an area where new construction continues to command premium pricing,” according to a listing with Tiana Harrison, an Engel & Völkers Atlanta associate broker. 

The site was formerly a single-family home turned architect offices and an adjacent, vacant lot. Both were cleared for new development about nine years ago, when the first new residential infrastructure was installed. The property has since changed hands several times.

In early 2024, Atlanta-based modern homebuilders Cablik Enterprises had erected signage on site for 12 new upscale townhomes and started moving forward with site development on behalf of the property owner. The first units were expected to start delivering by mid-2025. 

Instead, work didn’t progress beyond site development. Alan Cablik, the development firm’s president, said inquiries from Urbanize Atlanta this week were the first he’d heard of the property being up for sale. 

“We have been on hold until the owner releases us for the next phase,” Cablik wrote via email. 

Plans call for the dozen townhomes to range from 2,500 to 3,000 square feet, split evenly in two rows with multiple outdoor spaces and garage entries off a central drive, all behind a gate along Piedmont Road. 

As of 2024, the development team was targeting a starting price of roughly $1.5 million for the townhomes.

According to its recent sales push, the lot is zoned R-4 (medium density) and still presents “a compelling opportunity for developers to deliver a high-end product aligned with market demand” in an area that blends quiet residential streets and parks with urban convenience.
