Just south of Ponce City Market, Old Fourth Ward’s status as a magnet for modern-home architecture is continuing in a can’t-miss way for passersby. 

Construction kicked off last fall for three standalone homes at the formerly vacant southeast corner of Fortune Street at Ralph McGill Boulevard, where a boarded-up home had stood for years. 

Also nearby are Historic Fourth Ward Park and the Atlanta Beltline’s Eastside Trail, which have been supercharging interest in the area (and home prices) for 15 years.  

All three non-traditional dwellings on Fortune Street have topped out now at four stories, including rooftop decks.

According to Senya Zaitsev, head of multifamily and single-family design-build firm Sunny Etc., square footages for each home will total about 2,700 square feet of heated space. Floorplans call for four bedrooms plus a study and three and ½ bathrooms, beneath hot tub-rated roof hangouts with city views. 

Zaitsev has told Urbanize Atlanta he expects the houses to be priced in the $1.4-million range each, though none have listed yet. 

Additional facets of each residence will include lock-off suites, elevator infrastructure, small yards, decks off living areas, and two-car garages accessible from behind the homes.

Zaitsev has said his firm had originally planned for a more “missing middle” approach on the corner that would have produced less expensive housing options. 

Designs called for a three-story multifamily building with 12 units and an affordability component, allowable under the City of Atlanta’s zoning typology MR-MU, for missing middle, passed in 2019. The intent, Zaitsev said, was to echo apartments and townhomes in nearby blocks, but the proposal was opposed by homeowners in the area in 2021, prompting Sunny Etc. to change course.   

Elsewhere in the neighborhood, Sunny Etc. built the Winton Flats project in 2023, which was described as Atlanta’s original “missing middle” housing concept. The firm’s portfolio also includes modern townhomes in Mechanicsville, the Metro Ville project, that took shape and sold out in the late teens, among other projects.

The Fortune Street location counts a “Very Walkable” Walk Score of 83/100 and equally strong Bike Score (83). Meanwhile, the Transit Score (53) ranks as merely “Good Transit” but has improved two points since last year.
