New-home prices starting in the low-$300,000s and steps-away Atlanta Beltline proximity appears to be a winning combination down here. 

The Heights on Boulevard, a unique southside infill project, wrapped construction in March and now counts seven units either sold or under contract, a project rep tells Urbanize Atlanta. 

That’s about 40 percent of the 18 total townhomes at the 1160 Boulevard development. 

The project’s opening was fortuitously timed to (almost) coincide with the official ribbon-cutting of the Beltline’s latest segment, the 1.2-mile Southeast Trail, located about two blocks north of the Boulevard Heights townhomes. The listing process began about six months ago.

All townhomes have the same three-story floorplan totaling 1,056 square feet, topped with rooftop patios. Each has one bedroom and one and ½ bathrooms, with one dedicated, pervious surface parking space per unit toward the south end of the trapezoidal lot. 

Pricing starts at $339,900 (for interior units facing Boulevard) and climbs to $359,900 (one of two remaining end-units).  

“We’ve had some empty nesters come look, but our buyers so far have been younger, unmarried folks. I think everyone so far has a dog also,” says a project rep, who asked to remain anonymous. “A couple of our new owners have already been able to take advantage of combining down-payment assistance programs with builder and lender incentives, to get really great deals.” 

Main levels include living rooms, kitchens, and half-bathrooms; the second stories are devoted to primary bedrooms, bathrooms, and laundry; and the third levels count a flex space with small wet bars, in addition to the patios. 

Small, fenced yards for each home are also in the mix.

The three-building project, led by an LLC called 1160 Boulevard and designed by architecture firm TSW, is another example of an intown pocket neighborhood turning underused, tighter sites into denser residential enclaves that prioritize social interactions, economical use of space, and alternate means of transportation. (A locked bike storage facility is included onsite in Boulevard heights.) 

The townhomes are claiming a formerly vacant, 1/2-acre site that was home to a gas station decades ago. Next door to the east is Chua Quang Minh, Georgia’s oldest Vietnamese Buddhist temple.
