More than 1,100 residences have entered the development pipeline in Sandy Springs near two MARTA stations and an expanding, major highway.
Insignia, an Atlanta-based commercial real estate development firm, has filed for a Development of Regional Impact review with the Georgia Department of Community Affairs for Embassy Row, a 28-acre Central Perimeter property it owns at 6600 Peachtree Dunwoody Road in Central Perimeter.
DRI filings are a state-level requirement for projects large enough to potentially impact local municipalities.
Insignia’s proposal in Sandy Springs calls for 1,068 multifamily housing units, alongside 111 townhomes.
The redevelopment would also encompass a 159,463-square-foot office building and create 15,300 square feet of retail space, according to the DRI filing. The project’s completion date is listed as 2032.
Insignia describes the Embassy Row property as being conveniently located for quick access to Ga. Highway 400 and walkability to two MARTA stations (Sandy Springs and North Springs stations), though the latter is roughly a mile north.

On another section of the property, construction is underway at Solis Sandy Springs, which will add 341 market-rate apartments and some retail to the OTP submarket in two separate buildings.
Across Atlanta and its suburbs, Insignia’s portfolio includes office buildings and shopping centers. The company has made headlines in recent years for ambitious plans to turn a sprawling former Kmart Big K site in Doraville into a mixed-use foodie destination with residential components that include a 12-story building—the tallest structure in the city—called Lotus Grove.
Chaz Lazarian, Insignia’s chairman, confirmed to Urbanize Atlanta today the DRI filing pertains to Embassy Row’s redevelopment. No renderings or other visuals that help paint a picture of what’s planned in Sandy Springs are available yet, per Lazarian.

According to Insignia’s property description, its Embassy Row holdings today include 563,000 square feet of Class-A offices in four buildings.
The site also includes a conference center, two parking garages, a gym, and 24-hour security. It’s referred to as “Embassy Row Grove” in marketing materials, echoing the “Grove” in other proposals by the developer around the metro.
“Embassy Row,” per Insignia’s overview, “features unrivaled access from the heart of Atlanta’s Central Perimeter office market, within a park-like setting.”
