A sizable ITP residential development is officially moving forward in hopes of capitalizing on buzz around Braves-anchored The Battery Atlanta and other attractions where the city meets Cobb County.
National multifamily developer and active regional player Alliance Residential Company on Tuesday revealed finalized details for “Broadstone Lola,” a 300-unit apartment project described as Class A and luxury in the Cumberland Galleria district.
Alliance Residential has recently closed on 3.65 acres at 3200 Cobb Parkway SE, across the street from the Akers Mill Square shopping center. Homewood Suites by Hilton had operated on the property in question for more than three decades but has permanently closed.
Developers describe the immediate area as walkable and chock-full of national retailers, restaurants, and “everyday conveniences,” along with major employers that include the Braves, Truist Financial, Comcast, The Home Depot, Papa Johns, and other companies.

Broadstone Lola, as designed by Brock Hudgins Architects, will offer one and two-bedroom units ranging from 600 to 1,100 square feet. (County officials had mandated during the approval process that no apartment be smaller than 500 square feet.)
Amenities call for a “refined Parisian-inspired aesthetic” with an onsite market, gaming lounge, fitness center, conference room, pet spa, and a resort-style saltwater pool, per project officials.
“We’re creating a community that matches The Battery’s energy—sophisticated residences with cutting-edge amenities positioned at the center of Atlanta’s most exciting mixed-use destination,” said Carter Brehm, Alliance Residential managing director, in the announcement.
According to Alliance Residential, Broadstone Lola is scheduled to start opening in summer 2027. Reps tell Urbanize Atlanta no renderings or other visuals for the project are available.

Last year, prior to county approval, the $100-million Cumberland Parkway project encountered some pushback from school district officials who feared it would contribute to nearby Teasley Elementary School’s overcrowding. An Alliance Residential attorney argued the project’s lack of three-bedroom rentals means it’s not geared toward families, and that it would be a significant contributor to the local tax base, as the Cobb Courier reported.
Based in Scottsdale, Ariz., Alliance Residential bills itself as one of the nation’s most active and largest residential real estate builders. It counts 19 regional offices around the country.
Alliance’s new apartment communities have spanned the metro in recent years, from Norcross and Peachtree Corners and relatively far-flung Cartersville to intown neighborhoods such as Grant Park, Bolton, and Kirkwood.
