Large-scale, transformative changes could be in store for one of eastside Atlanta’s most colorful and cherished commercial corridors.
Selig Enterprises officials confirmed to Urbanize Atlanta today they’ve begun discussions with a neighborhood board for the potential rezoning and redevelopment of a 1.75-acre site the company owns along Ponce de Leon Avenue.
The properties in question—all low-rise commercial buildings today—are situated near the corner of Ponce de Leon and Bonaventure avenues, across the street from Hotel Clermont and a new brick-built Chick-fil-A.

According to Selig officials, the mixed-use redevelopment would include residential, retail, and greenspace components.
“Plans are currently in the early stages, with no construction timelines to announce,” company reps wrote via email. “Selig will collaborate with the neighborhood, gathering input to ensure the project reflects the character of the area and delivers meaningful benefits to the community.”
The parcels are just east of commercial properties—including beloved dive The Local—where Portman Holdings had planned a multi-block redevelopment three years ago before ultimately backing away, citing economic headwinds.
Selig brought initial plans for the project before the Virginia-Highland Civic Association this week.
Kevin Cronin, VHCA planning committee chair, wrote via email today that his board is “actively engaged with the developer and the community for input and feedback on this project” but provided no other details.
Sources at the meeting say the proposal tentatively calls for a 14-story building with 375 residential units, along with roughly 10,000 square feet of retail.

Selig’s portfolio includes three buildings between 780 and 798 Ponce de Leon Ave.—where food-and-beverage businesses such as Java Jive, China Dragon, Gusto!, and the first Honey Bubble Tea location have operated for years or recently closed.
A source tells Urbanize Atlanta the development’s footprint would also include a property Selig has more recently purchased: the former home of Vesta Movement (and formerly part of Portman’s assemblage) at 774 Ponce de Leon Ave.
Property records indicate an LLC called SEI Ponce bought that .26-acre parcel in August for $2.7 million.
