Due west of Midtown, out near Interstate 285, a groundswell of new housing options is continuing in the Monroe Heights neighborhood.

Arlington, Texas-based D.R Horton, considered America’s largest homebuilder, has started bringing townhomes to market for its third ITP project to date, Towns at Monroe

Two other sizable, residential developments in the immediate area that have delivered in recent years include the 200-home Westside Bend at Proctor Creek and, across the street, the eight-building Populous Westside apartment project.

Prices at the newest D.R. Horton offering currently start at $349,990 in Monroe Heights. 

That buys a three-bedroom, two and ½ bathroom townhome with 1,418 square feet spread across two stories, with a one-car garage, in the Frederick Douglass High School cluster. 

The project is marketed as being a low-maintenance option for first-time buyers or generally busy professionals who don’t fancy yard work. Its claims of being “located in the heart of Atlanta’s thriving West Midtown area” are questionable at best. 

Perks include open floorplans and integrated smart home tech that allow homeowners to handle security, climate, and lighting remotely, per the builder.

Elsewhere in ITP Atlanta, D.R. Horton has delivered the first phase of a townhome project called Benteen Reserve near the next almost-open Beltline Southside Trail section. Prices there now start around $400,000. 

The company is also building a Hapeville project called Townes at Asbury, next to the airport, now starting at just shy of $420,000.
