Another node of relatively dense housing is moving forward near a popular Beltline stretch in Southwest Atlanta.

Plans recently filed with the Atlanta City Council Zoning Committee call for 16 modern-style townhomes claiming a long-vacant corner lot in West End at 1247 Ralph David Abernathy Boulevard.

Spanning about half an acre, the site in question is the northeast corner of Ralph David Abernathy Boulevard and Atwood Street, roughly a block east of Gordon-White Park and an entrance to the Beltline’s Westside Trail.

According to the project’s designer and rezoning applicant, Atlanta-based Cove Architecture, two of the townhomes would be reserved as affordable housing for occupants earning between 50 and 80 percent of the Area Median Income, but price ranges aren’t specified.

Site plans show all 16 units with garages and bonus rooms at base levels, with a central driveway dividing all townhomes. We’ve reached out to Cove, a firm known for AI-powered building design, for more information on the West End venture.

Property records list the most recent landowner as a Lilburn-based LLC, RPL Management.

The townhome project is heading to the full Atlanta City Council for review, according to zoning committee minutes from this week.

The Ralph David Abernathy Boulevard townhomes wouldn’t be the only multifamily plans for nearby blocks in the West End.

Across the street, just to the east, plans came to light (and tree removal was spotted) in 2024 for an apartment building that would have 32 one-bedroom units across three stories.

In the opposite direction, along the Westside Trail, Lee + White owners Ackerman & Co. are building a 23-townhome project called GW Parkside as a nod to the pocket park. The initial phase of 13 units is scheduled to be finished there this spring, as developers told Urbanize Atlanta last year. That project replaces a car wash and former restaurant building.
