Noticeable new construction along a main artery into historic downtown Hapeville is adding to the southside ITP city’s growing housing stock.
Vertical construction kicked off in October on a seven-building project now called “Dogwood Landing” in the 3300 block of Dogwood Drive, a section of town just north of Hapeville’s main drag, North Central Avenue, that’s dotted with new investment.
The 58 townhomes are all being built for rent and not for sale, according to South Carolina-based general contractor and homebuilder Center Park Group. The site spans more than 3 acres.
The project is taking shape on an assemblage of seven Dogwood Drive lots next to a new brewery between 3309 and 3345 Dogwood Drive, replacing several older, vacant houses. It’s being developed by Norhaven Partners, with Maymont Homes as the owner and operator of the neighborhood.

The goal is to create larger rental housing options with flexibility (i.e., no mortgages) in a walkable location near parks, dining, and Hapeville’s arts district, along with quick access to two interstates, employment centers, and Hartsfield-Jackson Atlanta International Airport. The homebuilder points to Hapeville Charter Career Academy as another perk of the location.
According to Center Park Group, the first BTR townhomes will be completed in spring next year, with the project’s full completion scheduled for August.
Plans call for two and three-bedroom units with one or two-car garages and layouts described as thoughtfully designed and flexible.
Jason Esposito, Center Park Group CEO and managing member, called Hapeville a “dynamic and fast-growing area” and Dogwood Landing an example of developers “bringing some meaningful housing options where they are needed most” in a construction update today.

Just south of the townhome site, Columbus-based Chattabrewchee Southern Brewhouse opened a second brewery location earlier this year in a remodeled building now known as “The Hangar” at 3361 Dogwood Drive. That’s where Arches Brewing operated its taproom for eight years, before uprooting to the Atlanta Utility Works complex in nearby East Point.
A few blocks north of the Dogwood Landing project, on the same side of Dogwood Drive, another 28-unit townhome venture called Shirley Estates recently took shape, replacing a vacant car lot.
Those for-sale townhomes started in the $550,000s and are now sold out.
