Developers have scheduled a ribbon-cutting next week for a project that’s injected nearly 600 rental options into a section of northwest Atlanta that’s transformed with new residential and commercial nodes in recent years. 

BRYKS Upper Westside—one of the largest residential builds west of Midtown in recent memory—has claimed almost 6 acres at 2200 Marietta Boulevard with two buildings that aim to marry “the neighborhood’s industrial heritage with modern design,” per developers. 

Construction on BRYKS started in late 2022. It replaced a row of industrial buildings wedged between Marietta Boulevard and Chattahoochee Avenue, just north of Crest Lawn Memorial Park, a scenic cemetery. 

Now finished, the Lord Aeck Sargent-designed complex includes 576 apartments, with a 4,600-square-foot central courtyard linking both buildings. Rentals range from studios to three-bedroom options.

The BRYKS project is a Class A joint venture between global real estate firm Golub & Company (the company’s first project in Atlanta, in fact), Atlanta-based commercial real estate company AB Capital, and local entrepreneur Thierry François, among others. 

It marks another example of large-scale investment in a corridor linking Atlanta’s Westside to the Chattahoochee River and beyond.

“This project celebrates the evolution of the Upper Westside into one of the city’s most vibrant areas,” said Steve Sise, Golub’s chief operating officer, in a ribbon-cutting announcement today. “We are thrilled to contribute to its momentum.”

Foot-in-the-door rents at BRYKS right now are $1,585. That gets a studio apartment with 639 square feet. 

The priciest options currently listed ($3,450 monthly) are first-floor, live-work units with a single bedroom and bathroom in 1,150 square feet. 

Up to two months of free rent is being offered for BRYKS apartments leased this month.

Onsite amenities at BRYKS include a pet spa, dog park, a rooftop lounge, private conference rooms, coworking suites described as “luxe,” a fitness center with a cycling and yoga studio, and a tucked-away, resort-style pool.

Several amenity spaces are designed for content creation such as podcasting, streaming, and production, according to project reps. 

Another facet is 12,000 square feet of retail meant to activate the streetscape. Developers report that Adair & Co. has signed a lease to operate a full-service nail salon in part of that retail space.

Beyond the new complex, Westside Park, Scofflaw Brewing, Top Golf, The Works, Westside Village, the growing Beltline corridor, PATH Foundation connecting trails (including a segment of the Silver Comet Connector at BRYKS’s doorstep), and Publix-anchored Moores Mill Center have all been cited by project officials as nearby attractions.
