So maybe it’s not walking distance to Piedmont Park, but it could be a first step toward living metro Atlanta’s version of the American Dream.
Officials with Atlanta-based Sovereign Realty Management send word that a new, 21-home Gwinnett County community called Forkview has wrapped construction, offering what they call an “innovative urban housing development” in the ’burbs.
Situated off Ga. Highway 29 east of Interstate 85, about six miles southwest of downtown Lawrenceville, Forkview is being offered exclusively to first-time homebuyers—or people who haven’t owned a home in the past three years—with incomes at 80 percent of the Area Median Income or less. (A few houses are available without income restrictions.)
Single-family home listings start in the $300,000s, and according to project officials, up to $60,000 in down-payment assistance is available for eligible buyers.

All of Sovereign’s current listings cost $360,000 for three-bedroom, two-bathroom options. One offering without a pending contract includes 2,032 square feet, for example, with granite countertops, soft-close cabinetry, and a two-car garage listed as perks.
Spread across 8 acres, Forkview was developed by the Gwinnett Housing Corporation and built by Richport Properties. It include single-story and two-story floorplans, all with three bedrooms.

Special requirements include counseling prior to home purchases (an eight-hour, HUD-approved pre-purchase counseling class, that is) and mortgage pre-approval for a loan of at least $290,000 from a mortgage lender.
