New state-level filings indicate a residential project with a scope to match Atlanta’s largest greenspace nearby is entering the Westside development pipeline.
A mix of 755 multifamily units and townhomes is planned for acreage on and around 988 Cato Street and 1005 Gun Club Road in Atlanta’s Grove Park neighborhood, according to a Development of Regional Impact application submitted Monday to the Georgia Department of Community Affairs.
The community would be named “Cypress Grove,” according to filings made by an LLC called Cypress Grove Land Fund.
The properties in question are on the western fringes of Grove Park, just north of Donald Lee Hollowell Parkway, straight west of Midtown and Westside Park, which opened its first phase to acclaim in 2021.
The development would be built in two phases and in three “pods,” according to the application.
Plans also call for a new public pedestrian trail along the site’s southern border.

When Cypress Grove might begin full construction—and exactly what it might entail, in terms of housing options—isn’t clear. Emails submitted this week to contacts listed as project leaders on the DRI application haven’t been returned.
The application notes that a majority of the property in question is currently owned by the developers, while Georgia Power retains ownership of a small portion.
According to the DRI application, developers hope to complete the full project in 2028.
