Another sizable injection of upscale rentals is taking shape in central Buckhead, continuing the revamp of suburban-style shopping center properties around the district’s iconic former Kroger location.
National real estate developer Wood Partners reports the wood-framing stage has begun at The Beverly by Alta, a seven-story apartment project at 3314 Piedmont Road described as “modern [and] luxurious,” adjacent to the former Disco Kroger.
Previous plans for the site, which used to be Buckhead Place parking lots, called for a mix of hotel rooms and rental units. Underway now are 291 apartments, ranging from studios to three-bedroom options, but no retail.
The Hampton Inn & Suites Atlanta Buckhead Place, constructed about five years ago, is immediately south of The Beverly by Alta’s site.
Disco Kroger—so nicknamed for shenanigans that used to occur in the grocery aisles after nightclubs in the area closed—shuttered after a decades-long run in December. Property owner Regency Centers plans to build a new 55,000-square-foot Publix location in place of Kroger and open it late next year. The shopping center has been rechristened Buckhead Landing on Piedmont Road.
Based in Atlanta, Wood Partners expects construction on The Beverly by Alta project to wrap in early 2024, with pre-leasing scheduled for later this year.
“Currently, no discussion has taken place around rent prices,” Donya Mansoorian, a project spokesperson, wrote in an email to Urbanize Atlanta. “Prices will be determined closer to the end of the year.”

The Beverly by Alta is being called the “perfect residential community for young professionals,” with job centers such as Atlanta Tech Village and Salesforce offices not far away.
Dining, entertainment, and outdoor options from Lenox Square Mall to Chastain Park and PATH400 were also cited as nearby perks in a recent project announcement.

Amenities at the Piedmont Road building are set to include the now-standard “resort-style pool,” golf simulator, dog park and wash, yoga studio, and fire pits—alongside a poker room and library, according to Wood Partners.
It isn’t mentioned, but having those Publix subs next door won’t exactly be a downside.
