With summer vacation season just around the corner, it’s time for a development road trip to a growing section of Georgia’s most walkable city, where industrial uses have been swapped out with attractions such as Service Brewing Co. and now hundreds of residential options.
Situated a block from the Savannah River, near the adaptive-reuse Plant Riverside District, the area in question has seen projects such as The Baxly Savannah and student housing venture The Hue deliver in recent years. But from a design standpoint, a brick-clad, 163-unit apartment venture called Olmsted Savannah could be a standout among them.
With the iconic Talmadge Memorial Bridge as a backdrop, the 601 Indian Street project fully delivered in early 2022, replacing a low-rise warehouse building on 1.07 acres. It was developed and is being managed by RPM Living, a company founded in Austin, with corporate offices in Atlanta.
“Leasing was exceptional,” Brett Oliver, RPM’s Atlanta-based managing director of development, told Urbanize Atlanta last month. “We’re currently 95 percent occupied and reached stabilization in seven months.”
Oliver says his team aimed to go “above and beyond [the] rigorous architectural standards and historic board review” required by Olmsted’s location in Savannah’s Landmark Historic District, to ensure “the building exuded character and had soul.”
That translated to old-fashioned-style storefronts for 3,500 square feet of street retail, a classic blade sign, abundant brick detailing, and touches such as gas lanterns, wide-plank wood flooring, and Moroccan-inspired, checkered floors.
Mature palms more than 15 feet tall were installed around a second-level pool courtyard, most of them visible from the street, “to make it feel like Olmsted has been a part of the neighborhood for decades,” Oliver says.
In-unit perks include 10-foot ceilings, Carrera quartz countertops, Nest thermostats, and gas ranges, with some apartments offering views of the river and downtown, Oliver says.
Rentals range from efficiency studios up to two-bedrooms, with an average size of 761 square feet, Oliver says. The least expensive unit available right now is a two-bedroom, two-bathroom option with 1,138 square feet and a monthly rent of $3,512.
