Demolition in downtown Decatur between Twain’s Brewpub and Billiards and the leafy campus of Agnes Scott College signals a new film facility in the works, according to property records and previous media reports.
An aging, former residential structure most recently home to Reagin Optometric Group has been razed at 104 and 108 Church Street, a site just southeast of Decatur Square, next to the Decatur School of Ballet.
The PATH Foundation’s Stone Mountain Trail is just to the south, and the landmark, revitalized Blair Building is a few doors in the other direction.
Replacing the former house is a commercial film editing studio designed by the Office of Design architecture firm, as Decaturish reported last year. Also included in the plans is an 11-space parking lot that would be installed perpendicular to the street, next to the new studio structure.
Exactly what the project will entail isn’t yet clear.
DeKalb County property records list Cardon Pictures as the site’s owner. That Decatur-based LLC was established with the Georgia Secretary Of State’s business registry in 2020, but company officials could not be reached Tuesday.

Conyers-based Forgay-Passarella Construction is leading demolition and construction efforts, according to signage at the site.
