Big plans are cooking for another underused lot near Hapeville’s historic downtown.
Seasoned Atlanta developer South City Partners is moving forward with a mixed-use project that would continue the southside city’s push toward density near two drivers for outside investment: Atlanta Hartsfield-Jackson International Airport and Porsche’s growing North American headquarters.
South City’s plans would replace a vacant lot and adjacent property at 464 Porsche Avenue with a five-story multifamily building with a modern aesthetic, as drawn up by the Dynamic Design architecture firm.
Also included would be 3,000 square feet of retail space along Porsche Avenue, according to a site plan filed with the City of Hapeville.

The project would rise along Porsche Avenue near the intersection of Elm Street, neighboring a nine-building Modera venture that Mill Creek Residential plans to start constructing in coming months.
The property is currently U-V, or Urban Village, a designation Hapeville uses to encourage walkable development less reliant on vehicle travel.
Hapeville City Council member at-large Brett Reichert says South City’s proposal has been approved for a conditional use permit for development, and architectural drawings and site plans have been OK’d by the city.
We’ve reached out to South City officials for information on how many units the project might entail—and when it might all break ground—and we’ll update this story with any additional details that come.
