A unique residential project is moving forward in Virginia-Highland that aims to set a new benchmark for not only sales price but environmentally conscious homebuilding.
Roughly four blocks east of Piedmont Park, a mass-timber home build is in the works that would encompass more than 7,200 square feet total and mark only the second home in Atlanta constructed with compressed, engineered wood designed to be strong, efficient, and friendlier for the environment than traditional materials. (The first house built with such methods, Haus Gables in Old Fourth Ward, was more modern—and famously polarizing.)
With 5,700 square feet in a three-level main house and a 1,572-square-foot carriage home in the backyard, the project is planned across the street from tucked-away Orme Park. The Atlanta Fine Homes Sotheby's International Realty listing notes it will be only the fourth mass-timber project in the city overall, following the likes of commercial works at Atlantic Station and Ponce City Market’s rising 619 Ponce project.
The asking price: A whopping $6 million.
Selling for even close to that amount would smash the home sales record in Virginia-Highland, records indicate.
According to Zillow data, no single-family home has sold for more than $3.05 million in recent years throughout the tony neighborhood. That benchmark was set by a six-bedroom spread on Amsterdam Avenue in April last year. (With a scant 5,700 square feet overall, that relative shoebox was considerably smaller, it should be noted.)
The Longo Custom Homes project in question, located at 777 Brookridge Drive, would rise in a “West Coast Classical” style with six bedrooms and eight bathrooms, primarily built of cedar and redwood posts and beams, as designed by architect Tate Lauderdale, per the listing.
Perks will include a cathedral ceiling, a home gym, an elevator, and a rooftop garden courtyard with views of downtown and Midtown. It’ll count 15-foot ceilings on both the first and second floors.
