The transition of Atlanta’s so-called Upper Westside from gritty industrial zone to buzzy residential, retail, and brewery district is continuing—in a significant way.
A project called BRYKS Upper Westside is officially under construction at 2200 Marietta Boulevard that will include nearly 600 apartments in two new buildings, continuing a surge of investment in the northwest Atlanta corridor, developers announced this week.
The BRYKS project is a joint venture between global real estate firm Golub & Company, Atlanta-based commercial real estate company AB Capital, and Atlanta entrepreneur Thierry François, among others. It will feature two distinct apartment buildings joined by a common plaza, along with an unspecified amount of retail space, per officials. It marks Golub’s debut in the Atlanta market.
The 5.8-acre Bolton site is wedged between Marietta Boulevard and Chattahoochee Avenue, just north of Crest Lawn Memorial Park, a cemetery. It includes a row of industrial buildings today, including some used for cold storage, next to Agape Youth & Family Center.
Across the boulevard, hundreds of housing units have materialized in recent years in projects such as Alliance Residential’s Broadstone Upper Westside and Pulte Homes’ Altus at the Quarter.
Designed by architecture firm Lord Aeck Sargent, the BRYKS project will include 576 units ranging from studios to three-bedroom rentals. Scofflaw Brewing, Top Golf, The Works, Westside Village, and Publix-anchored Moores Mill Center are all cited by project officials as nearby attractions.
Developers say the project’s design is somehow intended to “reflect the area’s industrial roots and character.” Perks will include skyline views, a dog park, fitness center, coworking and lounge spaces, and a pool, per officials.
The BRYKS venture's first phase is expected to deliver in the third quarter of 2024.
“With the vast amount of growth we’ve seen on the west side of Atlanta, we feel that this project comes at the perfect time,” Golub’s president and CEO, Michael Newman, said in a prepared statement. “We anticipate that this area will continue to flourish in the coming years and look forward to offering our future residents the opportunity to be right in the center of it all.”
