The densification of Dresden Drive is continuing, by way of demolition.
A multifaceted project by Charlotte-based developer Terwilliger Pappas is barreling ahead that hopes to boost retail offerings and the pedestrian-friendly feel of Brookhaven’s commercial core, within about a five-minute walk of the city’s MARTA hub.
Solis Dresden Village, which broke ground early last summer, will feature 176 apartments and seven townhomes in the 1300 block of Dresden Drive. In preparation, a former county building and several other small structures have been cleared from the Brookhaven Village site, which also included a large empty lot.
Beyond the apartments and townhomes, Terwilliger Pappas is partnering with Atlanta-based developer and investor Connolly to create 30,000 square feet of retail along the project’s sidewalks. Marketing materials indicate up to 15 restaurant and retail spaces with “unique storefronts” will be included.
The Rule Joy Trammell + Rubio-designed project will join other recent builds such as Bramley Park townhomes near Brookhaven's commercial node. The Solis site is located next to Savi Provisions Market, across the street from the @1377 apartments.
Solis Dresden Village’s seven townhouses will front homes on the opposite side of Dresden Drive, lending a transition to upscale neighborhoods to the north. Plans call for all new construction to wrap a parking deck with 163 spaces included for retail customers.
Beyond proximity to MARTA transit, perks of living at Brookhaven’s Solis will include a pet spa, wine-tasting room, private meditation room, coworking spaces, a landscaped roof deck, and a swimming pool described, fittingly, as “estate-style.”
Back in 2017, MARTA pulled out of $200-million plans to redevelop Brookhaven’s MARTA parking lots into 15 acres of transit-oriented development with a Krog Street Market-style food hall, following pushback from the community and some city officials. But the city seems to have warmed to the idea of infill development on a larger scale since then.
Earlier this year, Brookhaven finalized a deal with MARTA to instead develop a new City Hall on portions of those parking lots along Peachtree Road. That project will join only a handful of city halls around the country at rail stations, according to MARTA.
Terwilliger Pappas has completed or is building Solis properties in Decatur, at The Interlock in West Midtown, and in several suburban Atlanta cities. The developer now forecasts the Brookhaven version will open in May 2024.
