Development is moving forward this summer on an empty corner of otherwise bustling Georgia Avenue—albeit in a drastically different form than previously expected.
A six-story, mixed-use building that would have included for-sale condos at 105 Georgia Avenue SE has been swapped out for more Summerhill townhomes, according to the Xmetrical design firm, the architect for both proposals.
Jordache Avery, Xmetrical’s principal, says a land development permit has been largely approved by the city for 10 townhomes instead the taller mix of uses. Avery tells Urbanize Atlanta the project is expected to be submitted for building permits next week.
Situated across the street from Phoenix II Park, the vacant .3-acre parcel in question sold for $660,000 in August 2018—two years after it had traded for $168,000, according to property records. (In 2013, it went for $70,000, which speaks to the area’s temperature change since the Braves decamped to Cobb County and the intown market took off.)
The boutique condo proposal by Intown Builders, dubbed Ten 5 Summerhill, called for 21 condos topped by a rooftop amenity space that would peer across the neighborhood to downtown. At street level, fronting Georgia Avenue, roughly 3,200 square feet of commercial space was in the works, with parking tucked in a lot behind the building.
Initial plans called for a range of condo sizes between 625 to 1,125 square feet.

Just west of the townhome site, Georgia Avenue has packed on a full portfolio of restaurants and retail as part of Carter’s Summerhill development. Those businesses join more than 1,200 new apartments and townhomes that have opened, or are under construction now, in the blocks surrounding Georgia State University’s Center Parc Stadium.
Elsewhere in Atlanta, new condo projects—especially smaller ones—have made a resurgence following a lull that began with the Great Recession.
Boutique condo builds have recently delivered, or are in the pipeline, from Virginia-Highland, Druid Hills and Kirkwood to Decatur, while projects with dozens or even hundreds of units have materialized in West Midtown, Buckhead, and Grant Park. Still more condos are forthcoming in development magnets like Blandtown.
