A new duplex community is starting to materialize northwest of Midtown that’s marketing access to Buckhead schools at a fraction of Buckhead home prices, in addition to other perks in a section of Atlanta that's been called underdeveloped.
The infill project, Hollywood and Main, is replacing a long-vacant lot in Riverside, just east of Interstate 285 and south of Bolton Road. Its first phase of 25 townhomes was finished in 2019 and has long since sold out.
A project representative tells Urbanize Atlanta that Hollywood and Main’s 45-unit second phase has completed framing on its first eight duplex homes.
The first one came to market today with WePartner Realty at $490,000. Closings are expected to start in August.
That price buys three bedrooms and three and ½ bathrooms in 1,792 square feet above a two-car garage. Each unit will also have live-work space on the first floor with a wet bar.
Overall, home sizes at Hollywood and Main are expected to range from 1,700 to just under 2,000 square feet, with starting prices bottoming out in the high $400,000s. [UPDATE: This pricing has been modified from what was earlier reported by the sales team.]
All homes at the project by Deluxeton, a Dezhu company, will have three stories. And the virtue of duplexes, per the first listing, is that “every unit is an end unit.”
Beyond Riverside eateries, perks of the location include access to Spink-Collins Park and the celebrated Westside Park about a mile away.
But the chief draw to the area—for families, at least—could be districting that allows kids to attend highly rated Buckhead schools, such as Bolton Academy and North Atlanta High School.
The project is marketed as a “rare find” in a new YouTube promotional video that lends more context.
In other recent Riverside news, the City of Atlanta purchased 9 acres in March to create Lower Paul Park, planned as the city’s first greenspace to have direct access to the Chattahoochee River.
And just north of the Hollywood and Main duplex site, developer Brock Built has been inking contracts at a Riverside townhome project called Riverline, with prices from the $490,000s. That community will ultimately have 52 townhomes and features that include onsite pocket parks.
