An upscale condo tower that recently topped out in Buckhead is aiming to add a classical bent to Atlanta’s skyline, and according to its marketing team, buyers have responded.
With prices starting at $1.7 million, the 47-unit Graydon building marks the first project outside Florida for Kolter Urban, a division of Palm Beach County-based Kolter Group.
The company bought the 1.8-acre site two years ago for $13.5 million, per property records, banking on pent-up demand for deluxe multifamily options over Atlanta's urban forest.
The 22-story structure topped out in January, and all vertical construction finished a few weeks ago—several months ahead of schedule. As of late January, 30 percent of condos were under contract, with nonrefundable money paid, according to Ansley Real Estate.
Among the condos claimed thus far is the “junior penthouse”—a 7,100-square-foot sprawler listed at $7.4 million that consumes the full 21st floor. Sellers identified the buyer only as an Atlanta resident in an interview with the Atlanta Business Chronicle.
Still available, however, is the primo Graydon residence: The 5,850-square-foot penthouse spread across the 22nd floor, with another nearly 3,000 square feet of terraces crowning the building. At $8.49 million, the penthouse is among the top dozen of priciest homes on market in Atlanta right now.
The borderline ludicrious floorplan is known, fittingly, as "The Estate."
The project’s name pays homage to prominent Buckhead landowner Wesley Grey Collier, whose home was located in the area, also on the west side of Peachtree, just south of Muscogee Avenue.
Designed by Rule Joy Trammell + Rubio architects, it marks the largest intown for-sale condo project between Buckhead Village’s The Charles—where only two listings remain unsold, starting at $2.4 million—and the 279-unit Seven88 West Midtown tower on West Marietta Street.
Development wonks will recall the 2520 Peachtree Road site had been planned to house JPX Works’ the Emerson—among Atlanta’s most lauded and architecturally compelling high-rise proposals—that was cancelled in early 2018 after presales didn’t meet expectations.
According to Kolter reps, the Graydon should be finished months ahead of schedule, at latest in the early second quarter of 2022.
