Plans are advancing for a 31-story residential tower that could join 15 other projects with high-rise components under construction across Midtown early next year.

The 1405 Spring Street tower proposal, a joint venture by JPX Works and Zeller, is planned to rise on a half-acre lot where 18th and Spring streets meet.

A source close to the deal tells Urbanize Atlanta the developers’ land purchase at the site has closed this week.

Construction is now expected to begin late in the first quarter of 2022, according to the source. The purchase price wasn’t disclosed.

The 300,400-square-foot building would bring 325 apartments to the southeast corner of the intersection, across the street from Atlanta’s Center for Puppetry Arts and diagonal to The William Breman Jewish Heritage Museum.

It would also mark the return of JPX, a company headed by Jarel Portman, to Midtown’s development scene. JPX’s last finished project—the aluminum-clad, puzzle-like Lilli Midtown apartments along Peachtree Street, near the Fox Theatre—scored praise for its design and ability to add no new parking by tapping into an existing hotel deck.

The Spring Street tower would also require innovative design, as architect Rob Rule of RJTR Design told Midtown Development Review Committee members in September.

The site includes just 150 feet of frontage on both streets it fronts—a relative postage stamp in the northern blocks of Midtown. To be feasible, the building’s nine-story parking deck footprint would be as small as possible and integrated fully into the structure, while a 10th-floor amenities level would be more like an open notch in the side of the building, allowing for part of it to be outdoors, said Rule.

Architects have planned for residences, beginning on the 11th story, to have recessed balconies that shift positions going up the tower, lending the appearance at night of illuminated glass blocks peering toward the Connector and downtown.

Some 324 parking spaces are planned, but no retail space, per Midtown Alliance.

Since 2012, the site has been home to the 16,500-square-foot Judge G. Alan Blackburn Conference Center, which will be razed.

Developers have said 1405 Spring Street should deliver in spring 2024.
