The densification of southeast Decatur continues with a new community where prices aren’t as low as they used to be, but are still marketed as a relatively attainable means of accessing the city’s esteemed schools.
The final phases of Hargrove, a Central Living project by David Weekley Homes, are rising off South Columbia Drive, about two miles southeast of Decatur’s downtown food, drink, shopping, and transit nucleus. Avondale Estates’ downtown and burgeoning brewery district is also about two miles away.
Hargrove is a mix of 59 townhomes and tightly arranged, single-family houses with square footages that belie their relatively small footprints. Construction began in summer 2019—back when all options could be had in the $400,000s.
Prices for the last unclaimed houses now start in the $558,000s, with sizes spanning between 2,260 and 2,800 square feet.
Three-story plans top out at $768,000 for a four-bedroom Poppy option, according to current listings. All interiors are described as energy-efficient with innovative layouts.
In addition to Decatur’s schools, the project has direct access to PATH’s East Decatur Greenway Trail, which links around to MARTA’s Avondale station and a longer PATH system shooting from downtown to Stone Mountain. The community’s pitched as being low-maintenance with a courtyard and other onsite greenspaces.
Just up the street, Toll Brothers is building a 141-townhome venture called New Talley Station. Smaller options there are priced in the $400,000s.
Also east of downtown Decatur, another multifamily Toll Brothers build, Notion, expects to open next year, and North Carolina-developer Northwood Ravin is planning nearly 400 apartments that could consume a full block.
