A Washington D.C.-based developer’s building spree near the Atlanta BeltLine continues.
Capital City Real Estate has started construction in recent weeks on a 12-story project called “The Indie,” which will rise from a below-grade site next to a self-storage facility at 628 Edgewood Avenue.
At that height, the building will stand out in that part of Old Fourth Ward, allowing for what the developer calls “amazing unobstructed views of the entire Atlanta skyline, the BeltLine, and surrounding areas.”
Capital City officials haven’t responded to inquiries, but city records indicate the building’s 91 units will be for-sale condominiums. That would make sense, as the company is currently building condos at the 29-unit Airline project next door (priced from the $300,000s), and more recently has started demolition work for the 42-unit Roycraft condos in Virginia-Highland (from the $400,000s).
With 16,000 square feet of retail at its “historically inspired,” brick-clad base, plus “premium loft office space,” The Indie will be mixed-use, according to promotional materials.
The design is meant to complement the “historic and industrial look of the booming Old Fourth Ward neighborhood and the thriving Edgewood Avenue corridor.” The building’s name, meanwhile, is a nod to “the grit of Atlanta’s Krog District and growing art/film scene,” per developers.
The Indie is expected to deliver later this year, per the project’s website, but that information could be dated. No word yet on potential pricing for its condos.
Chances are The Indie won’t be the only significant construction project in the immediate area soon, as developers hustle to capitalize on Atlanta’s “beachfront” Eastside Trail.
Around the corner, Asana Partners expects to launch an expansion of Krog Street Market with two additional buildings this year, and plans are still percolating for a boutique hotel by Portman Holdings just north of The Indie’s site near Irwin Street.
