Construction is beginning to go vertical at a high-profile Midtown parcel that’s functioned as little more than a dusty pay parking lot for well over a decade.
The activity at Spring and 14th streets is atypical for Atlanta, in that it involves two developers—Crescent Communities and Atlanta-based Greenstone Properties—simultaneously constructing buildings with different uses at a shared site.
Both pieces continue trends of deluxe office and apartment buildings sprouting all over the subdistrict, from the multifaceted Midtown Union to Norfolk Southern’s new corporate headquarters on West Peachtree Street, and many points between.
Construction at 14th and Spring streets is expected to finish by next summer, at latest.
The site is across the street from Midtown’s relatively massive Whole Foods, bordered to the west by Williams Street and the Connector.
Expect two mid-rises of 12 stories each. Collectively, the buildings are slated to feature 15,000 square feet of retail and 820 parking spaces.
The HKS-designed office component by Greenstone, situated at the corner, is called 14th + Spring. Plans call for 312,000 square feet of “Class A+” office space with “unparalleled visibility and transportation access” to deliver in summer 2022.
Next door, Crescent Communities is going vertical now on Novel Midtown, which will bring 339 luxury rentals by next spring, per developers.
Other projects under the Novel brand in Atlanta include Novel Old Fourth Ward near Ponce City Market, and more recently the 345-unit Novel Upper Westside on Marietta Boulevard, next to a new Publix.
