A mixed-use infill project that’s been percolating for years in downtown Kirkwood is now moving forward, sources tell Urbanize Atlanta.
The long-vacant site in question covers .24 acres at 8 Kirkwood Road, next to Urban Pie restaurant and just off Hosea Williams Drive. Bessie Branham Park, a central Kirkwood greenspace, and the rest of the neighborhood’s dining and shopping district bookend the block.
The project permitted for the site includes 1,000 square feet of retail or office space facing the street, with 50 feet of frontage. Behind that, five townhomes are planned, each with rooftop decks and parking garages, according to Bull Realty.
The land alone was previously offered for sale at $650,000.
The project’s developer wasn’t reachable today. We’ve contacted Bull Realty for information on a construction timeline, the size of planned townhomes, and other details. We’ll post any additional info that comes.
Kirkwood is no stranger to recent townhome development, but other projects have tended to be on the neighborhood’s fringes and not in the commercial core.
Others include the nearly complete Empire Paintbox community and developer JackBilt’s The Warren/Warren South ventures, all constructed along Memorial Drive.
Elsewhere, the 23-unit Edgehill at Historic Kirkwood project near the Pratt Pullman District was completed and sold out a couple of years ago.
