Buckhead’s latest apartment tower is gearing up to go vertical across the street from Atlanta Tech Village, contributing to more than 700 new rentals on a formerly vacant corner of the financial district.
Mill Creek Residential officials tell Urbanize Atlanta construction crews have recently begun pouring concrete for Modera Prominence II, the taller second phase of a mixed-use venture where Lenox and Piedmont roads meet near Ga. Highway 400.
Plans call for topping out the 21-story tower by late summer. After that, the first portion of the building is scheduled to open by next spring, followed by the remaining 395 total units by winter 2023, according to project reps.
The SK+1 Architecture-designed building, with a proposed height of 212 feet, will neighbor the first section of Modera Prominence, where 319 apartments and 21,000 square feet of retail opened in October.
The first building has put an emphasis on coworking spaces that renters say they prefer as the COVID-19 pandemic lingers. Another pandemic-friendly aspect—for renters with the budgets—is the handful of top-floor units that feature private patios on the building’s roof.
Elsewhere is a sixth-floor “sky lounge,” elevated pool deck, and a fitness studio with yoga and spin rooms.
Current rents range between $1,605 monthly for one-bedroom flats, up to $3,530 for three-bedrooms. (The handful of penthouses are, naturally, significantly more expensive: $2,100 for a single bedroom, or $3,250 for two.)
Specials offering up to two months of free rent are being dangled now.
Mill Creek, one of the nation’s 10 largest multifamily developers, has established a foothold in various parts of metro Atlanta, erecting eight large-scale apartment communities in recent years.
Others span from a high-rise in Midtown and mixed-use node near the BeltLine in Reynoldstown, to Vinings (since sold) and Sandy Springs compelexes, and around to the company’s first mixed-use venture in Morningside (also sold) and another that’s recently broken ground in downtown Decatur.
Nearest to Modera Prominence, the company completed Modera Buckhead two years ago, which also rises 21 stories with just shy of 400 rentals.
