A renovation project described as one of metro Atlanta’s priciest medical office upgrades to date appears to be paying dividends.

Echoing recent stability in major office markets across the U.S., four new deals were recently reached at a revived, three-building medical office campus called The Commons at Lake Hearn in Sandy Springs.

Built in 1980, the complex is located just Inside the Perimeter near Lake Hearn, a small body of water across Interstate 285 from Concourse’s King and Queen towers.

The campus—now "completely revitalized and cohesive”—features a new five-story parking deck, upgraded interior common areas, a new conference center, and a restaurant called The Grille. That’s surrounded by 2 acres of Wi-Fi connected greenspace, with rain gardens, patios, and 1,200 square feet of arbor canopy, per project officials.

Pavilion Partners, the owner, has said the goal of the $65-million, Cooper Carry-designed renovation is to attract top-flight medical providers from around the Southeast.

According to leasing and management team SK Commercial Realty, Urology of Greater Atlanta and Interventional Management Services have signed new leases at The Commons. Walgreens Co. and North Atlanta Pediatric Associates, meanwhile, have renewed leases.

Between the four tenants, just shy of 30,000 square feet was leased or renewed, a representative tells Urbanize Atlanta.

Earlier last year, SK Commercial Realty inked new leases with Extremity Healthcare (5,600 square feet) and Makeover Aesthetics (a 3,500-square-foot cosmetic clinic specializing in non-invasive procedures) at The Commons.

Overall, the 655,000-square-foot complex spans more than 12 acres. In response to ongoing COVID-19 concerns, new MERV-13 air filtration systems, chillers, and air handling units were implemented to improve air quality and prevent the spread of disease, officials said.

The Commons' redo isn’t the only substantial investment intended to bring dated office complexes into the 21st century around Central Perimeter’s “Pill Hill” healthcare hub.

Around the corner and fronting Lake Hearn, a 1970s suburban-style complex formerly named Peachtree Dunwoody Pavilion is being remade as the multi-phase, MARTA-connected Altmore project now.
